Five-Point Color Coded Building Condition Assessment Rating

Condition assessments should be the basis for management and maintenance decisions, to have the condition assessment valuable and utilized it should be updated regularly.

What is “Condition”?

The most common way of measuring building performance is the Condition, condition is defined that “it determines the remaining useful life of componence or a system in comparison with the full life expectation” (NRSS 1993).

The Condition, however, changes over time as the physical and operational environment impact the building, and regular, accurate and, consistent condition assessment on a continuous basis therefore required to update current information.

Central to a sustainable built environment is a service life prediction which depends on the ability to quantify the degradation rate of a building or its components.

What is” Condition assessment”?

Queensland Department of Public Works in Australia defines condition assessments as “the technical assessment of the physical condition of an asset using a systematic method designed to produce consistent, relevant and useful information“.

Five-Points Color Code Rating System

A Five-points color code rating system has been developed by National Health Facilities in South Africa. The system has been developed and refined through experience gained during initial and follow-up assessment and sustained research and development; the system can provide approved and most effective way of condition assessment

Systematic and consistent condition assessment rating of building condition should be used, otherwise, the lack of a common condition assessment rating system complicates benchmarking and data mining unnecessarily.

The system does not only give an insight into the actual condition of the components of the building, but it is essential for maintenance budget calculation.

Code rating for a portion that has more than one component

If a portion has more than one component of different conditions, the weight of each component should be multiplied by a number representing the condition.
